AZ-01 — Define the decision
Unit Zero · Lesson 1 of 4
Distinguish the business decision from a document-processing task.
A fictional property company is preparing to refinance several assets. Its finance director asks whether the intended milestone is achievable. Before counting documents, define what the owner needs to decide.
A useful decision statement identifies the intended action, responsible decision-maker, relevant assets, deadline and excluded matters. A diagnostic can assess preparation while the commercial decision and professional determinations remain elsewhere.
Try it
Write one decision question for a fictional refinancing. Name the commercial decision-maker and the professionals who may need to determine separate conditions.
Reflection guide
Example: “What evidence and unresolved dependencies must the owner address before considering the proposed portfolio refinancing at day 90?” The owner decides commercially; the lender, solicitor and valuer retain their own roles. No readiness is inferred from the target date.
General education using entirely fictional examples. No client outcomes, legal, title, valuation, investment, lending or technical determination is established. Authorised professionals retain their responsibilities. No third-party reliance or engagement is created.
